The seasonal rental period has been agreed as follow:

From 01.02.2013 To: 01.03.2013

Address of the property: : 98/3 Soi Yanui 2 Tanon Robkoh,Rawai Muang Phuket 83110 Thailand

 

1. Rental Rate: 150 000 THB

2. Security refundable deposit: 50 000 THB

Payment terms:

 

75 000 THB, 50 % of the total amount, send via Bank transfer with signed contract.

75 000 THB + 50 000 security deposit, total balance of 125 000 THB must be paid when key are handed to Tenant.

75.000 as well as the security deposit, when key are handed over to Tenant.

From the lessor; Cleaning service twice a week. Garden and pool once a week.

Internet, cable TV, Water.

5. The Tenant shall pay extra for electricity. 5 bath/unit.

 

6. Security Deposit /50.000/ shall be return to Lessee after rental period finished if this money was not used for rental property repair or replacement that happened by the Lessee fault.

 

7. If Lessee will decide to cancel this agreement before the end of lease period the Lessee will be obliged to pay to the Lessor penalty amounting to 150 000 THB.

 

8. The Lessee shall not absolutely utilize the leased premises for any other purposes with the exception of the those mentioned in this lease agreement, and shall not sublease the leased premises to other person whether directly or indirectly to utilize or take advantage the leased premises, or not transfer the Lessee’s right according to this agreement to other persons whether entirely or partly except with the prior consent to the Lessor.

 

9. All facilities are in working order and all claims relating occurring more than 24 hours after entry into the enjoyment of the premises, will not be permitted. Repairs made necessary by negligence or poor maintenance during the present rental agreement, will have to be paid by Lessee.

 

10. Lessee has to make sure the neighborhood is not disturbed by Lessee or his family or relatives or guest.

 

11. If necessary, the Lessor or his representative will be entitled to claim from Lessee to his departure, the price of cleaning the rented premises, the total value at the price of replacement items, furniture and equipment broken, cracked, chipped or damaged and those which exceed normal wear for the duration of the rental agreement, also the Lessee will have to compensate for damages of any kind on the curtains, doors, ceilings, carpet, windows, etc..
